Online advertising for an estate agent: winning listings rather than browsers

Online ads for estate agents: why to target sellers rather than buyers, the angles that trigger a valuation, and the listing trap.

Published on · Joh · 8 min read

Most agents who start advertising sponsor their listings. It makes sense, it is what they have to hand, and it generates contacts.

Except you already have buyer contacts. What you are short of is property to sell.

Sellers rather than buyers

A listing is worth a commission. A buyer is worth nothing until they buy something you hold.

Yet the seller is harder to reach: they are not actively searching, they type nothing into Google, they have simply been telling themselves for a few months that they should probably move.

That is precisely where Meta is good. Google captures an intention already formed, Meta goes and finds somebody who has asked for nothing yet. For winning listings, it is the right tool.

The seller types nothing: they have thought about it for months, and they are the one worth a mandate.BUYERMANDATESELLERMaybemove? They have thought about it for months. They type nothing.

The angles that trigger a valuation

What makes a hesitating owner react:

The real price of the neighbourhood. "What sold on your street this year" strikes an immediate chord. Everybody wants to know what their house is worth, even with no plan to sell.

The gap between the asking price and the signed price. The subject sellers discover too late, and which interests them enormously.

Current time to sell in the area. Concrete, local, verifiable information.

What loses value during a viewing. Useful advice before listings are even mentioned.

A sale, told as a story. How many viewings, how long, what gap against the initial valuation. With the seller's agreement, it is your best proof.

The free valuation remains the most natural entry point, as long as you make it something other than an automatic form: an online tool that spits out a number attracts the curious, a valuation appointment attracts sellers.

Your area is tiny, and that changes the rules

An agent works across a few towns. Sometimes a few neighbourhoods.

Two direct consequences.

Your ads tire fast. The reservoir of owners in your area is limited, the same people see you several times a week, and distribution costs climb accordingly. Plan on renewing creatives monthly, not quarterly.

Your face becomes an asset. On a small area, repetition works for you if the content changes. After a few months, people recognise you. That is exactly the effect you want: when they decide to sell, your name comes first.

This is a channel you build, not a tap you open for three weeks.

The trap of the sponsored listing

Sponsoring a property listing generates buyer contacts, which cost you viewing time and who may well buy elsewhere.

There is one case where it is worth it: showing a seller how you distribute the properties you take on. There the sponsored listing is no longer a buyer acquisition tool, it is an argument for winning the instruction. The two objectives do not live in the same campaign.

Qualification, short but real

For a valuation request:

  • Address, or at minimum the town
  • Type of property and approximate size
  • Are you the owner
  • Timescale you have in mind
  • Have you had it valued already

The last question is the one that sorts. Someone who has already seen two agencies is well advanced. Someone who has done nothing may be discovering the idea while filling in your form. They are still worth the appointment, but not the same handling.

The long game, to be accepted

Six months can pass between the first video watched and the instruction signed. An owner who watches your content in October sells in the spring.

What that implies:

A retargeting campaign running continuously on people who have watched your videos, on a small budget but without interruption.

Measurement that runs through to the signed instruction, not to the form received. Otherwise you judge the channel on the wrong indicator.

And patience over the first three months, which mostly serve to build the reservoir.
