The seller types nothing
A homeowner unsure about selling does not search for an estate agent. They look at prices in their area, talk about it over dinner, put it off. Google misses them. Meta can reach them while they are thinking about it.
That is why advertising for listings does not look like a property ad. It speaks to the owner, not the buyer.
The valuation, the way in
Nobody signs a listing agreement from an ad. A valuation, on the other hand, is a simple, no-commitment request an undecided seller gladly accepts. That is what the campaign must bring in.
The valuation still has to be serious: a range generated in two clicks builds no relationship. A visit where you come and see the property does.
Your area, and you
A listing is entrusted to someone believed to know the neighbourhood. The videos that work show the agent in their streets, talking about what sells and why. The area is targeted to the kilometre, and a small area wears creatives out fast: they need frequent renewal.
